In a white hot real estate market, savvy real estate agents might be inclined to go cheap when it comes to the photography on their listings. Their argument is that a home will probably sell quickly with even the poorest quality cell phone photos.

START with A Baseline

Every home has a unique story to tell. Professional interiors and exteriors will better show room sizes, views, natural lighting and flow. A basic photo package should run less than $250 in most markets and shows that you care enough for your clients to make sure their property shows well. On a $240,000 listing where the realtor earns a 3% commission, professional photography will cost just 3% of the agents commission or .1% of the listing price.

Pick Carefully for Aerials

There are a ton of good reasons to use aerial or drone photography for a listing. Acreage, waterfront, great landscaping, proximity to community assets like shopping or parks are great uses of aerial photos.

The use of aerials in a few key listings will allow you to show aerial images in your social media and to upcoming home sellers as a tool you can use.

3D Tours for privacy, Health and convenience

Selling a home is a ton of work and some buyers will simply not maintain a home in show ready condition. 3D tours are an excellent tool for walking interested parties through a home without actually stepping foot inside. Sellers with health concerns will likely love you for providing them with this option.

 

VIDEO for unique properties or competitive markets

Homes with higher asking prices will take longer to sell and additional marketing is required to showcase the acreage, high end finishes or unique architecture.

Complete video is a great way to show off these amazing spaces but does have costs associated. Instead of a full home video, consider a :30 video highlighting a standout feature of a property such as lakefront shoreline, a spectacular kitchen or luxurious pool area.
